Asset Management
Case Study 2025
This asset management case study documents the 2025 installation and verified results of a water fixture retrofit program across a three-property, 587-unit multifamily portfolio in Stephenville, Texas. Following ecofi’s October 2024 site evaluation, the Texas-based asset management firm approved a full fixture upgrade program for all three garden-style communities. Installations were completed between April and May 2025, and post-installation billing data confirmed that every property exceeded its projected savings target.
All installations were completed by ecofi’s trained field crews during active occupancy. Real estate asset management case studies in the multifamily sector rarely report zero service disruptions across a portfolio-wide retrofit, but that was the outcome here. No service interruptions were reported across any of the three properties. The full scope covered 2,779 fixtures, including 697 toilet replacements, 697 showerhead upgrades, 798 bathroom aerator replacements, and 587 kitchen aerator replacements.
Post-installation billing data was collected over two full billing cycles and compared against pre-installation baselines. In this case study on asset management company water cost reduction, the results surpassed projections across the board. Actual water usage savings came in 31% higher than projected, and actual cost savings were 44% above what was modeled at evaluation.
A portfolio-wide average reduction of 63% in both water usage and utility costs was the outcome across all three assets. That translated to $154,912 in verified annual savings against a total project cost of $268,271, for an average payback period of 1.78 years. This real estate asset management case study demonstrates how sustainability strategy directly supports asset performance. The estimated increase in capped asset value totals $3,098,247, calculated at a 5% cap rate applied to the annual NOI improvement.
On a per-unit basis, the upgrades delivered an average of $265 in annual cost savings and 22,000 gallons of water conserved per door. No rent increases were required, no resident-facing operational changes were introduced, and the improvements are expected to deliver consistent savings over the full fixture lifecycle. Results like these are what asset management case studies in the multifamily water conservation space consistently point to as the benchmark for a high-performing retrofit.
The standout performer was Property C, a 201-unit community that achieved a 66% reduction in both water usage and utility cost, with a 1.28-year payback. Property A delivered a 63% cost reduction across 306 units. Property B achieved a 60% reduction across its 80 units. These outcomes reflect the measurable NOI impact of this case study asset management engagement.
Asset management case study results like these prove that improving NOI and increasing property valuations through water conservation is achievable for any multifamily portfolio.
